Under N.J.S.A. 42:2C-59. New Jersey has no standalone property-ownership safe harbor, and subsection b. reverses it: owning income-producing real property or tangible personal property in New Jersey is itself transacting business. The isolated-transaction carve-out carries a 30-day limit.
